Q. How much per square foot do you charge to build a home?
Ans. This is the number one question and one that we can't answer. In order to determine a price for your new home, we must look at all the variables - the home plan, amenities and the site before determining cost.

Every home is unique in its own way. Always be mindful of the fact that the level of “finish” radically affects a home’s cost per square foot. For example, vinyl floor covering is generally less expensive than ceramic tile, which is less than marble. When comparing one builder's home to another's, don't focus on the cost per square foot, but rather on the features and the level of finish that are offered as 'standards.'

Q. How long does it take to build a new home?
Ans. Your home's size, detail and complexity will define the length of time to build. As a rule of thumb, new home construction usually requires at least 5 or 6 months.

Q. Will you build on our lot or land?
Ans. Yes we will.

Q. How far will you travel to build our home?
Ans. We will build within a 50-mile radius of Frisco, TX.

Q. How often do we meet during the construction process?
Ans. There are three scheduled meetings during the construction process. They are the Pre-Construction meeting, the Pre-Drywall meeting and the Pre-Settlement Orientation. All of which are designed to review all appropriate material, answer any questions you may have, and to provide a level of expectation, understanding and quality assurance.

Q. Does the weather affect the building process?
Ans. Periods of rain and extreme cold weather can make it difficult to stay on schedule. Physically not being able to work on your home to simply not being able to work with certain materials such as concrete, masonry or paint.

Q. Do you use sub-contractors or in-house staff to build your homes?
Ans. We partner with a select group of craftsmen that specialize in their own trade. Most of which we have been aligned with for the last 10+ years, which makes for smooth communication and quality assurance.

Q. How accessible are you?
Ans. Each and every customer will have Jeff's cell phone number as well as his home number. He is available at any time, 7 days a week. We are there for YOU!

Q. What warranties are offered when we build a new home?
Ans. We offer a one-year warranty on defective material or workmanship, a two-year warranty on specified portions of HVAC, electrical and plumbing systems as well as a ten-year warranty for structural defects. Manufactured items carry such as fixtures and appliances carry their own warranty.

Q. How do you avoid cost overruns?
Ans. The best way to avoid surprises is to work with a builder who details all specifications in writing - before construction begins. We will review these specifications carefully to assure that your wishes for your home are described correctly. By "building the home on paper", we are able to give you an exact cost for your new home. We suggest that you have generous allowances in order to avoid cost overruns.

Q. What are material allowances and how do they work?
Ans. Material allowances are an amount of money set aside for items which are not yet selected such as landscaping, flooring, lighting and plumbing fixtures. We will establish a generous allowance for these items, which are to be used as a budget guideline when making selections.

Q. What do you need to give me a cost estimate?
Ans. Plans, specifications and site information. We can assist you with your architectural needs as well as preparing a detailed description of materials.

Q. I already have a set of plans, what's next?
Ans. Having a floor plan in hand is a great way to begin the process. In order to prepare an accurate cost estimate, we will need to have a plan and specs meeting to make sure that we are pricing what you want. Q. Do you also handle remodeling and room additions?
Ans. Yes! If your current dream home needs a little updating or a little more room added, please call us to schedule an in-home visit.

Q. I am not familiar with septic systems, are they reliable?
Ans. Absolutely! Septic systems are a cost-effective, environmentally friendly way to treat the wastewater from your home. They are very effective and require very little maintenance.

Q. Where do I begin the custom build process?
Ans. The following are the best steps in beginning the process of building your custom home.
Financial - Analyze how much you can afford and establish a general budget target.
Wish list - Develop a "wish list" of ideas you want in your dream home.
Site selection - Most important, make sure that your home site will accommodate your new home.
Building plans and specs - Select from our stock plans or custom design your own with our architect and develop detailed building specifications.
Contract - We will develop accurate costs from plans and specs, identify builder/owner responsibilities and sign construction agreement.

Q. Can I make any changes during construction?
Ans. Absolutely! The advantage of custom building is having it built the way you want it. Any changes will be priced by means of a change-order, which will become an extension of your contract.
